Renovating an Older Vancouver Home: 6 Things to Check Before You Start

Renovating an Older Vancouver Home:

Older homes hide conditions that newer ones don't, so the best preparation is a pre-construction assessment of materials, wiring, plumbing, structure and moisture. Doing this before you sign a contract gives you a more accurate quote and fewer surprises.

1. Could there be hazardous materials?

Older Vancouver Homes built before the 1990s may contain materials such as asbestos or lead-based paint, and renovation can disturb them. Ask about a hazardous materials assessment before demolition, and use qualified professionals for testing and removal.

2. What condition is the electrical system?

Older homes may have outdated wiring or a panel that can't support new loads such as a kitchen or bathroom upgrade. Have a licensed electrician assess it. Electrical work generally needs a trades permit (see Blog 3|Renovation Permits in Metro Vancouver: What You Need and Who Handles It).

3. What condition is the plumbing?

Aging supply lines and drain pipes are common reasons a bathroom project grows in scope. Ask whether your quote includes replacing visible pipes and what happens if more are found.

4. Is there hidden moisture or structural damage?

Bathrooms are the most common place for concealed water damage behind tile and under floors. Your contractor should explain how hidden damage will be handled and priced.

5. Will opening walls trigger code upgrades?

Some upgrades may be required once walls are opened. Ask your contractor and municipality what applies to your project.

6. Have you planned a contingency?

Many renovators suggest holding a contingency for unknowns, often in the range of 10–20% for older homes.
