Renovation Permits in Metro Vancouver:

Whether you need a renovation permit in Metro Vancouver depends on the scope of work and your municipality. In general, structural changes need a building permit, and electrical, plumbing and gas work need separate trades permits. A renovation company that coordinates design, permits and construction can handle the paperwork for you.

When do you need a building permit?

A building permit is generally required for renovations that change the structure of a home, such as adding rooms, moving or removing walls, or creating new window and door openings. Requirements differ between Vancouver, Richmond, Burnaby and other municipalities, so confirm with the local building department.

Which work needs trades permits?

The City of Vancouver's renovation guidance calls for a trades permit for any work that affects gas, plumbing, electrical or sprinkler systems. Electrical and plumbing permits are obtained separately from the building permit, and the exact rules vary by municipality. Moving a bathroom's plumbing or adding electrical circuits for a kitchen typically falls into this category.

What work may not need a permit?

Painting, flooring, cabinet installation and like-for-like window or door replacement may not require a permit. Always confirm with your municipality or contractor first, because a small change (moving a sink, for example) can change the answer.

Who applies for the permit, you or the contractor?

Either can, depending on the arrangement, so decide this before signing. Hiring a professional renovator usually means they obtain the permits. Ask who is responsible, what the fees are, and how inspections are scheduled.
